Commercial lots in the de Park area are sold for IDR 17 million - IDR 19 million per m2. In the CBD 55 BSD City area, a plot of 5,142 m2 is currently offered for Rp. 22 million per m2. In several other new cities, such as Gading Serpong and Alam Sutera, the price is also the same. "From the latest observations in the second half of 2020, the estimated average land price in South Tangerang is IDR 16.2 million per square meter," said Lini Djafar, Managing Director of Cushman and Wakefield Indonesia. Lini said that the increase in land prices in the South Tangerang area, starting from the Pondok Aren-Pondok Jagung-Serpong corridor, is common because the area is already busy and lively. "In addition to access, population and facilities that are already crowded, good area management by developers also reflects the price of the property. So, it is quite reasonable if the price is higher than other areas in the west of Jakarta, such as Tangerang Regency, for example," said Lini. The prospect of future access, he continued, is also still good with the construction of the Serpong-Balaraja Toll Road, the West-East MRT plan and the Balaraja-Soekarno-Hatta Airport toll road plan.
