IKN Moves to East Kalimantan, What's the Fate of Property in Jabodetabek?
Head of Advisory Jones Lang LaSalle (JLL) Indonesia, Vivin Harsanto, spoke about the impact of moving the national capital or IKN to East Kalimantan on the fate of the property sector in Greater Jakarta.
He believes that the properties in Jabodetabek will survive even if the national capital has moved. Moreover, if the business center is still centered in Jakarta, it means that satellite cities around Jakarta will still need or provide areas and housing for workers who are active in Jakarta's business center. "We see properties in the Jabodetabek area will continue to survive," said Vivin in virtual discussion in Jakarta. As for the prospect of property in the IKN area and its surroundings, according to him, there is already a captive market from the government that is planned to move there. This captive market may start with government offices, then also the need for families, the need for complementary facilities such as commercial and residential facilities. According to Vivin, what follows depends on how quickly the IKN transfer process occurs. "So, if the captive market from a commercial or office perspective already exists, maybe there will also be derivatives from that sector."
